Our Client, a a fast-growing construction firm, specialised in high-specification,
residential projects, require a Construction Manager based in Surrey.
A degree in Civil Engineering, Construction Management, Quantity Surveying or Architecture.
Proven construction experience (will need three references)
Efficiency in Microsoft Excel, Microsoft in general and Gmail 
Experience in Microsoft Project and AutoCAD is highly desirable.
Vast experience and solid ability to manage and deliver full residential construction projects from ground works, to structural, to finishings, including plumbing and electricals.
Ability and demonstrable skills in managing and delivering several projects simultaneously.
Exceptional organisational skills are a must for this role.
Demonstrable experience in implementing systems and procedures
Demonstrable skills in managing and achieving results through people are necessary for this role.
Ability to analyse and efficiently create informative solution driven reports.
Strong attention to detail in all aspects and duties.
Ability to communicate and quickly build rapport with a wide range of people; you will be dealing with building inspectors, engineers, architects, builders merchants, site managers, subcontractors, tradesmen’s etc.
Excellent written and verbal skills.
Proactive approach to problem solving.
Excellent time management and communications skills.
Driving license and ability to use own car for weekly site visits (paid £ p/ millage)
As Construction Manager you will be responsible for the overall projects delivery, site efficiency and quality standards. It is expected that you will be able to hit the ground running and be able to run the company’s systems and procedures smoothly and effectively.
Provide advice to the technical feasibility, design, cost and risk of projects.
Produce the cost plan, construction programme and risk register.
Lead the delivery phase of construction (to agreed time, budget and quality.
Procure, appoint and manage specialist consultants.
Procure, negotiate, order and ensure delivery of all necessary materials on
each site
Signing off on designs
General planning such as building registration, structural calculations, contract estimates (including Spec and BOQ)
Be present at all construction milestone events to manage and ensure that builds are on time and as per architectural and structural engineer specs, in line with UK regulations and to high quality standards.
Liaise with site manager and place all orders in a timely and organized fashion and always looking from the most cost effective ways trying to maximize company profits
Organize daily orders for all sites, ensuring all deliveries will arrive on time and as per PO
Responsible to ensure that all sites have the adequate number and skilled tradesman to execute the project on the exact dates needed.
Responsible for the Project Cost Control spreadsheet, ensuring that all expenses i.e. labour, materials, plant hire are adequately allocated to each project and each construction phase
Responsible for creating contracts with all subcontractors and site staff.
Ensure training and site inductions are done with all new starters and existing staff when needed.
Responsible for site organisation and efficiency including site set up and maintaining of H&S, Site Supervisor and Architect folders
Ensure that sites are clean, well-stocked and organized at all times
SALARY: A basic salary of £30,000 - £35,000 and an OTE of £80,000 based on successful delivery of projects. A company car will be accessible after a probation period, as well as mobile phone contribution and a laptop.
HOURS: 8.30am to 5.30pm Monday to Friday, but overtime in evenings and at weekends may be necessary, during big projects, exhibitions or periods of change.
