Our client, a highly respected Estate Agency, is seeking an experienced Letting Manager to join their team at their offices in Leeds.

Has experience in this field.
A proven record of bringing in new business would be an advantage.
Manage the day to day running of the Lettings Team to secure accuracy of all work and promote business growth.
Coordinate good liaison between all office staff to ensure effective teamwork and co-operation. 
Conduct staff appraisals and provide ongoing training and support for the Lettings Team.
Organisation of office procedures and staffing in liaison with the Franchisee.
Increase the office market share and promote brand awareness at all times.
Generate new and repeat business opportunities for market appraisals, instructions, viewings and lets.
Canvassing/leafleting to seek new business opportunities including targeting competitors.
Take a proactive and flexible approach to local marketing in order to promote the brand and maximise local presence.
Monitor and support achievement of pre-agreed individual and office targets.
Register applicants and match applicants to properties.
Arrange and attend viewings in the diary so they are timed correctly and linked to correct properties and to prevent time wasters.  Ensure efficient diary planning.
Oversee and manage the negotiator to ensure targets are met and high customer service standards achieved.
Conduct market appraisals and obtain new business as targeted.
Give only carefully considered and qualified market advice using effective comparables.
Liaise and negotiate offers between landlords and tenants.
Close deals as and when necessary.
Communicate with landlords with regards to marketing feedback, viewings and hot prospects, put forward offers from applicants and agree terms with landlords.
Provide practical solutions to landlords with regards to achieving a prompt let.
Oversee and manage the admin support to ensure targets are met and high customer service standards achieved.
Signing up tenants and working through the process.
Ensure all tenancies commence in line with legislation and Martin & Co guidelines.
Ensure offers are accepted, all terms agreed and application/referencing forms are completed in full by prospective tenants.
Ensure all legal obligations are met with regard to Right to Rent, How to Rent, Smoke Alarm Testing and all other tenancy requirements. 
Ensure all ASTAs and other documents are completed accurately and timely.
Take deposits and record receipt of all monies.
Progress transactions accurately and efficiently.
Supervision of an effective applicant database, ensuring regular contact is made with all prospective tenants.
Oversee and manage the Property Managers and Inventory Clerk to ensure targets are met and high customer service standards achieved.
Monitor tenancies throughout via the office Property Managers and Inventory Clerk.
Ensure all move-ins, routine property visits, check outs and inventories are completed to a satisfactory standard where both Landlords and Tenants are kept informed and updated in an accurate and timely manner.  
Maintain office systems/software and working procedures.
Web portal population.
Activity reports as required.
Deal with complaints effectively and promptly. 
Take precautions to ensure the security of both you and your colleagues.
Build and maintain excellent working relationships with landlords and tenants.
Demonstrate high standards of professionalism and provide a first class level of customer service at all times.
Attend all meetings and training courses as required by the Franchisee.
From time to time perform duties outside of this job description reasonably requested of you.
HOURS: 8:45am – 5:45pm Monday to Friday, plus two Saturdays on and two Saturdays off 10am - 2 pm.
SALARY: £25,000 basic with commission, OTE £30,000.
